Boards of Adjustment

A Board of Adjustment is a local zoning board that reviews special requests related to how property can be used or built on. The board hears requests for:

• Variances: permission to differ from a specific zoning rule, such as a setback or height limit
• Conditional use permits: approval for a use that’s allowed in a zone only under certain conditions
• Changes to non-conforming uses: changes to a property use that existed before current zoning rules took effect
• Appeals: challenges to certain decisions made by zoning staff

This page explains how to apply, application fees, and when each board meets.

Step 1: Schedule a pre-application meeting. A pre-application meeting is required for all Board of Adjustment requests. Call 859-331-8980 to schedule.

Step 2: Submit your application online. Apply through the online submission portal. It’s the fastest and easiest way to submit.

Step 3: Attend the board meeting. Your request will be scheduled for the next available meeting based on the application deadline.

Residential: $476
Non-Residential: $952
