Indepenence Zoning Code Update

In December 2009, the City of Independence appointed a steering committee comprised of to work with NKAPC staff in drafting new zoning regulations to implement the recommended land use plan of the Independence Community Small Area Study . After a nearly two and a half year process, the Independence City Council adopted 3 new zoning districts.

DI (Downtown Independence) Zone
The DI Zone permits mixed-use development that emphasizes aesthetics, walkability, and sensitivity to neighboring residential neighborhoods.

CD-SF (Conservation Development – Single-Family) Overlay Zone
The CD-SF Overlay Zone provides an alternative option for subdividing property. The purpose of the CD-SF Overlay Zone is to provide for designated open spaces for the protection of natural resources and for a higher development density than standard residential zoning.

GMU (Gateway Mixed Use) Zone
The GMU Zone focuses on the city’s desire to create a new gateway into Independence around the intersection of McCullum Pike and New KY 17, one that will not compete with the southern gateway commercial area and the historic downtown.

 

Public Meeting Summary: November 14, 2011

At this second public meeting, over 80 citizens provided their input regarding proposed changes to the Independence Zoning Ordinance, as implemented by the Independence Community Small Area Study.

Public Meeting Summary: August 31, 2010
Over 50 citizens attended this 1st public meeting for the Independence Community Small Area Study. Its purpose was to remind citizens of the possible zoning recommendations, and ask for their input regarding the implementation of those recommendations through different exercises.
